It’s time to come clean: I have a confession about ChatGPT
Jun 14, 2023Here’s my confession about ChatGPT: when I first released an episode about ChatGPT back in January this year, I didn’t really know how to get much out of artificial intelligence.
I knew that it was powerful, and my aim was to get the word out about how ChatGPT (which was all over the news at the time) was applicable to our industry.
The good news is that I now know so much more about ChatGPT; I use it nearly every day, I follow other experts who have studied how to use it, I’ve taught best practices to our members, and I’ve presented workshops to corporate clients about how to harness its power.
So now is the right time to release a new series of episodes covering what I've learned about ChatGPT - and I'm going to share the best of it with you over the next couple of weeks.
This week I am going to show you how to:
✅ Make ChatGPT sound just like you - the prompt that will get it to mimic your tone, vocabulary, and style.
✅ Have ChatGPT create LinkedIn posts for you - the instruction it needs to create a social media content plan.
✅ Use ChatGPT to roleplay scenarios - how to start a conversation that will sharpen your negotiating skills.

When ChatGPT first came out, or when I was first aware of it, I was pretty excited and amazed by it and very keen to share with you what I knew about it.
So, I released an episode about two weeks after I discovered it.
But what I realized now is that I didn't really know that much about ChatGPT then because I've learned so many more ways to harness its power, not only within my own business, but also to help people who work in commercial real estate harness the power of artificial intelligence.
I've been teaching it to my members, I've been holding workshops for corporate clients.
And now I'm ready to share more with you about how ChatGPT can really help you save time earn more, and become the best possible and most efficient commercial real estate professional that you can be.

So, today's episode is about ChatGPT. And it's an upgrade to the previous episode that we did on ChatGPT because I don't think I knew that much about ChatGPT when I first shared that episode with you.
So, I've now got a two-part series to share with you about six ways that you can really embed some excellent practices in your business, in your day to day using artificial intelligence, specifically using ChatGPT.
And what we're going to talk about today is how you can make ChatGPT sound just like you.
We're also going to show you how you can create an online content plan for social media using ChatGPT.
And I'm going to also show you how you can use ChatGPT to roleplay, to help you prepare for meetings with difficult prospects. In our next episode show you three more ways.
And the prompts that I'm going to be taking you through, you don't have to worry about writing them down, because I'm going to give you the prompts word for word.
So, my advice for you today is just have a listen and understand the concepts and the way this works because you don't need to worry about the exact prompts to punch into ChatGPT because we're going to share those with you at the end of today's episode.
So what I thought I would do is, first of all, give you an idea of how you can get ChatGPT to sound just like you.
And the way that you do this is by taking some writing that you have done, or recording yourself talking and then transcribing that.
And then asking ChatGPT to review and describe things like the voice description, the tone description, the vocabulary description, the grammar, some of the rhetorical devices that you're using, and the content patterns.
So ChatGPT can take that, analyze it and then produce a prompt that then you can use, so that ChatGPT sounds just as you do when it produces content for you.
So, what I did was I went in and I just put in the transcript of a previous podcast episode, and it provided me with the output, the answer of how it is that I sound in terms of my voice, my tone, my vocabulary, my grammar, the rhetorical devices that I use, and the content pattern descriptions.
Once you've got that, that description is going to be quite long. So, what you want to do is then summarize that into 50 words or tell ChatGPT to summarize it into 50 words that ChatGPT can use as a prompt to adopt that tone, vocabulary and style.
So, you then re input whatever the last output was as another prompt in ChatGPT and it will give you a 50 word description.
That then becomes the directive that you give to ChatGPT to produce certain outputs that you would like to sound just like you.
So as an example, I asked ChatGPT, after it analyzed my speech patterns to produce an email in a conversational but professional tone, which would be about joining a private mentoring program with me.
I asked it to produce a short but sharpened to the point email of 200 words where the key message, the key takeaway that I wanted the reader to have would be to join my private mentoring program for commercial real estate agents, who are already earning six figures, and are looking to fast track their results by working directly with me for a full year.
And the email that it produced was not bad.
Now, it's probably not the exact email that I would send out to my email list inviting them to join this new program that I have. But it's not bad.
And it's certainly a great first draft. And the point is, is that if you want some support to get things down on paper, ChatGPT is excellent at that.
And then I can refine this email that it's provided to create the final version, I think, much faster than I probably could on my own.
And it's just amazing when I look at what it has produced, it starts off with: I hope this email finds you well, I wanted to reach out, (I don't know if I like reach out) and share an exciting opportunity with you. Are you a commercial real estate agent who's already earning six figures? If so, I've got something that could take your success to the next level, and so on and so forth.
Alright, so that's the first way that I think you can use ChatGPT if you are a commercial real estate agent.
I want to give you now, the second way, and that is to help you deal with difficult prospects.
So, what I've done in this chat is I've just told ChatGPT that I wanted to be a commercial real estate property owner, and that it's speaking to me a commercial real estate agent, and that I'm trying to convince them that is them playing the commercial real estate property owner to sell their property.
But I'm telling ChatGPT that I want it to be resistant to the suggestions offered unless they are truly compelling and convincing.
And then I just asked her: Do you understand? And ChatGPT indicates that, yes, it does understand.
And by the way, I've used the ChatGPT 3.5 version, which is the free version to create these examples. So, I've checked that it does work for you if you're using the free version of ChatGPT.
And then I just go and ask a few questions. So, the first thing I do is I go for the presumptive clothes, I say: Hey, when do you want to start the campaign? And it shuts me down.
Then I asked: Well, what are the three most important factors in your decision-making process?
It talks about financial considerations, future prospects of the property and the market, and also their personal circumstances?
I thought that perhaps my capability and ability would also be of relevance there. But it didn't give me that.
I then asked him: Well, what information would you like for me right now to help you consider.
And it talks about things like financial analysis, market analysis, what's going on with demand in the market, future development plans, and also any general risks in the market with zoning changes, environmental concerns, pending legal and regulatory issues, etc.?
And then I asked it: Well, assuming I provided you with all of the requested information, then what do you have to say?
And it still is a little bit reluctant to go ahead and do the work with me.
But this is a way that you can practice before difficult meetings, or just to kind of sharpen the axe and make sure that your objection handling skills continue to be at their best.
The third way that I want to help you out with ChatGPT today is with creating a social media content plan.
So, a lot of people that I speak to, they know that they should be using the power of social media to speak to people within their network, and to ultimately, hopefully attract people to contact them and to seek out their advice, their services.
But often they just don't know where to start, or they are only sharing content of the variety, which is about 'I listed this, I sold that'.
So, with this prompt, I'm actually telling ChatGPT to act like it's a member of my marketing team. And the goal is to promote my commercial real estate agency.
I've told ChatGPT that I am an expert in office leasing, investment sales and market appraisals where my target audience is located in the eastern suburbs of Melbourne.
I've said: Give me a four-week content plan with three LinkedIn posts per week.
And I've even told it that I want the content plan to include authority building content. I want posts that create awareness about the professional services that I offer and also some affinity building content.
And overall, my goal is to accelerate the no law I can trust process. And it has done exactly as I've asked.
Each week, it provided me with three posts. It told me what the topic of that post is. And it's giving me direction around the content that I can share in each of those posts across that four-week period.
It even gives me a nice little reminder that I should monitor engagement and respond promptly to comments and messages on LinkedIn.
Because I guess ultimately, I've tried to build that know, like and trust process and build that connection with my audience.
And it reminds me that what they've provided me with will help me achieve my objectives.
Now, if I wanted to take that a little bit further and get some support, I could ask them to help me, as in ChatGPT, to help me create the actual posts.
And what I've done as a next step is I've said: Hey, can you give me five suggestions of catchy sentences or opening lines or hooks that I can use for the first line of a LinkedIn post that includes a testimonial from a valued client?
And then it gives me those five opening lines.
So, there's three ways that you can use ChatGPT, to really help you leverage the power of artificial intelligence.
And what the point is, is that we want to be helping you save your energy to produce excellent results for clients, right?
And so, you have more time for everything else that matters to you outside of work.
To spend less time doing the sales and marketing and administrative tasks that can be handled by artificial intelligence, so you can spend more time adding value.
